A townhome typically needs an HO-6 unit-owner policy, which works alongside the association master policy. The critical question is where the master policy stops and yours begins, usually somewhere between the studs and the drywall, but the specific language varies by association.

The gap most Park West townhome owners have is loss assessment coverage. If the association master policy is insufficient after a major storm, unit owners can be assessed for the shortfall. Loss assessment coverage handles that, and it is inexpensive relative to the exposure.

Wind Mitigation Credits on Newer Construction

Park West construction era works in your favor here. Homes built to more recent codes frequently qualify for South Carolina wind mitigation credits covering roof deck attachment, roof-to-wall connections, roof covering, and opening protection.

The credits require a wind mitigation inspection form submitted to the carrier. They are not applied automatically, and a large number of qualifying Park West homes have never had one filed.
