Why Charleston Homeowners Choose SC Coastal Insurance Brokers
Why Charleston Flood Insurance Is Different
Charleston County has more NFIP flood insurance policies than any other county in South Carolina — 60,726 policies and counting. Hurricanes Hugo, Matthew, Florence, Dorian, and Ian have all left their mark here.
Standard homeowners insurance covers none of it. Not one inch of flood damage.
As an independent agency, we write flood insurance through both the NFIP and private market carriers — Neptune, Wright Flood, Beyond Flood, Orion, and others — so you can compare both options and choose what's right for your home.
Why Flood Insurance Matters in Charleston
Charleston County has recorded 933 NFIP claims totaling over $18.5 million in payouts. With sea levels rising and high-tide flooding increasing every decade, the risk is expanding into neighborhoods that have never flooded before.
We review your flood zone, elevation, and carrier options — and find coverage that actually protects your home when the water rises.
Frequently Asked Questions
Is flood insurance required in Charleston?
It depends on your loan and flood zone. If your home is in a Special Flood Hazard Area (Zone AE or VE) and you have a federally backed mortgage, flood insurance is required by your lender. Even outside high-risk zones, it's strongly recommended — over 25% of flood claims nationally come from properties in lower-risk areas. Charleston's tidal creeks, storm surge exposure, and increasing high-tide flooding events mean the risk is real across the county, not just in mapped flood zones.
How much does flood insurance cost?
Statewide, the average NFIP premium in South Carolina is approximately $743 per year. In Charleston County, premiums vary widely based on your flood zone, elevation, and property value. Zone X homes often cost less; Zone AE and VE homes can range into the thousands annually.
Two things that can significantly lower your NFIP premium in Charleston specifically: an elevation certificate, and CRS discounts. City of Charleston residents may qualify for up to a 20% NFIP discount. Unincorporated Charleston County residents may qualify for up to 40% off through the county's Class 2 CRS standing — one of the best discount programs in the state.
Private market carriers like Neptune and Wright Flood may offer competitive alternatives. The only way to know your number is to get a quote — call us at 843-471-2621.
Do I need flood insurance if I’m not in a high-risk zone?
Yes — and this is one of the most common misconceptions we see in Charleston. More than 25% of flood claims nationally come from properties outside designated high-risk flood zones. In Charleston, that number is especially relevant because flooding doesn't follow FEMA zone boundaries.
Tidal creeks, storm drainage systems, and Charleston Harbor all create flooding pathways into neighborhoods that aren't mapped as high-risk. As sea levels rise and high-tide flooding events increase — NOAA projects Charleston could see 60 to 75 annual flood events by 2050 — lower-risk zones are flooding more frequently than they used to.
Zone X flood insurance is typically much less expensive than Zone AE or VE coverage. The cost of being wrong is far higher than the cost of a policy.
How quickly can coverage start?
Most NFIP policies have a 30-day waiting period before coverage begins. Private market carriers are faster — Neptune offers a 10-day waiting period, and some private options can bind even sooner.
Neither option protects you once a named storm is approaching. South Carolina's hurricane season runs June through November. The time to get covered is before there's a storm in the Gulf — not after.
