Homeowners coverage is written on the assumption that you live there. A rental property is a different risk with different exposures — and if the carrier learns about the change at claim time rather than before, that is a problem you do not want to discover then.

What Changes When You Rent
Your belongings leave, the tenant’s arrive. Your policy no longer needs to cover a household’s personal property. It does need to cover any furnishings, appliances, or equipment you provide — and the tenant carries renters insurance for their own things.
Liability shifts. You are now a landlord, and premises liability follows. Injuries on stairs, walkways, decks, and common areas are your exposure.
Rental income becomes an asset worth insuring. If a covered loss makes the property uninhabitable, fair rental value coverage replaces the income while it’s repaired. On a coastal property after a named storm, repairs can run for months.
Vacancy matters. Most policies restrict coverage when a property sits empty beyond a defined period. Between tenants, that clock is running.
What a Coastal Landlord Policy Should Include
Dwelling coverage at replacement cost. Coastal rebuilding costs have risen sharply. A limit set several years ago is frequently well behind current cost.
Fair rental value / loss of rents. Income protection while the property is unrentable after a covered loss.
Premises liability. Written for a rental occupancy, at a limit that reflects the property’s value and your exposure.
Wind and named-storm coverage. Percentage-based deductible, calculated on the dwelling limit. Know the dollar figure before hurricane season.

Flood, separately. Property policies exclude it. On the coast this is a live question, not a formality.

Other structures. Detached garages, docks, fencing, and outbuildings need their own limits rather than being assumed into the dwelling.
Ordinance and law. If an older rental is damaged badly enough, you rebuild to current code — including elevation and wind-resistant construction requirements a standard dwelling limit does not contemplate.
Long-Term and Short-Term Are Not the Same Policy
A landlord policy written for a tenant on a twelve-month lease is not built for guests turning over weekly.
Some landlord policies contain occupancy language that lets a carrier deny a claim when a property sees high guest turnover. If you rent through Airbnb or VRBO — even occasionally — you need coverage that explicitly permits short-term occupancy.

Frequently Asked Questions
Can I keep my homeowners policy if I rent the house out?
Generally no. Homeowners coverage assumes you occupy the property. Renting changes the occupancy and requires a policy written for rental use. Carriers can deny claims when occupancy was misrepresented.
Does my tenant’s renters insurance protect me?
Not for your property. It covers the tenant’s belongings and their liability. Your building, your liability as owner, and your rental income all need your own policy. Requiring tenants to carry renters insurance is still worth doing.
What is fair rental value coverage?
It replaces rental income while the property is uninhabitable after a covered loss. On a coastal property where storm repairs can run months, it is one of the most valuable coverages on the policy.
Do I need flood insurance on a rental?
If it’s in a high-risk zone and mortgaged, your lender will require it. Outside those zones it remains a real exposure on the coast — property policies never cover flood.
What happens between tenants?
Most policies restrict coverage after a property has been vacant beyond a defined period. Tell us if you expect an extended vacancy so coverage can be arranged rather than discovered missing.
I inherited a property and want to rent it. Where do I start?
With the property’s condition. Roof age, electrical, plumbing, and HVAC determine which carriers will write it, and an older inherited property often needs a 4-point inspection before anyone will quote.
